Before you book

We have four cottages that sleep a maximum of 26 guests. Our weekends have a minimum two nights stay, with a minimum of 12 guests. (Or payment equal to 12 if you are less that 12 guests). Our package price for 2026/2027 is £319 per person and can be viewed here.

We can provide an accommodation only rate which includes your stay and use of the hot tub with robes and towels but none of the extras listed throughout any packages or cottage information. Accommodation only is available for two or three nights, with a minimum of 22 guests or payment equivalent to 22 guests. Please contact us to discuss.

We may have some dates available for smaller groups or one night stays please ask.

Each booking of 12 will have a minimum of two cottages and one hot tub.

To have exclusive use of all four cottages and three hot tubs a minimum of 22 guests must be paid for in full.

This is not a ‘Wild’ party house. We welcome luxury soirees, sophisticated hens, wellness weekends and girly get-a-ways. You can dance and have the craic indoors without disturbing anyone. We do not host live music/DJs or outside entertainment, there are neighbours close by.

Booking Procedure

For all group / hen bookings please fill in our enquiry from here. You can find out everything you need to know about our cottages and services on our website but please don’t hesitate to contact us if you do want to plan something that you can’t find on our site.

Payment Information

For Group Bookings, we require a 50% non-refundable deposit, per person, to secure a booking and the full balance on arrival. A refundable damage deposit of £200 per cottage is required, this will be refunded after you leave and the property has been checked. Final guest numbers are due 28 days in advance, any changes in numbers after this point will still require full payment.

All midweek stays booked online require full payment at time of booking. Card details are held in case of any loss or damages and will be charged automatically

Arrivals & Departures

A member of our team will greet you at check in time (if this doesn’t suit please let us know.) We will show you around the cottages and how to use the hot tubs and you can ask us any final questions you may have.

Check out strictly by 11am
Early check in of 1:30pm may be added for £100 per booking
Late check out of 12 o’clock may be added for £100 per booking.
(Alterations to check in/out times are subject to availability and must be pre-arranged.)

We recommend ordering your Tesco delivery for after your check in time to guarantee you are there to receive it.

Cancellation Policy

Please ensure you take out adequate travel insurance to protect your group booking.

Should you wish to cancel your booking, we must be notified in writing by the lead guest whose name the booking is under. For all cancellations at any time after making a booking - the deposit or balance payment is non-refundable.

If the booking is cancelled less than 30 days before arrival then the entire remaining balance will be due.

If you are booked on a package which has a minimum guest number required - the full amount of the minimum guest number will be due to continue on the package, regardless of a drop in guest numbers.

Travel

We are in the countryside so no buses. We are approx 10 minutes from Belfast City Airport and 40 minutes from Belfast International Airport.

You can use any of the taxi companies below throughout your stay but please be aware taxis in Belfast can be unreliable and hard to get (even when pre-booked), especially late night in Belfast and with large groups.

We have a recommended mini bus driver that our previous guests have used. He can take you to and from activities/airports or town and has beaten any other quote provided and saves the hassle of trying to get multiple taxis for larger groups. Please contact us for his info.

Dietary Requirements

Please make us aware of allergies or dietary requirements at the time of booking. All food provided is done so through our third party suppliers and not provided by Belfast Cottages directly.

The Chinese takeaway that we recommend / include in our packages have a great selection of vegan and gluten free options.

Unfortunately breakfast products are not suitable for gluten intolerances or vegans due to the nature of the business.

Severe food allergies ie nuts cannot be guaranteed from our third party suppliers.

House Rules

All bookings require a £200 care/damage deposit, this will be returned once cottages have been checked. Should any damage occur or extra cleaning be needed this deposit will not be returned.
Decorations: Please do not attach ANYTHING to the walls/doors at the cottages. ANY damage to the walls will require a full decoration to the room. We have fixing points located in the cottages which you may tie string too
Please make us aware of any damages, spillages or breakages right away.
We have a strict ‘No Smoking’ policy within the property which includes the use of vapes, guests are asked to please smoke at the rear of the property only. Please dispose of all cigarette butts in the ash trays provided. Smoking within the property will result in loss of deposit.
Check out time is strictly 11am should guests not vacate the property on time we reserve the right to charge for cleaning teams waiting time.
Cottages may be used by the booked and paid guests only, we do not allow visitors or day guests. We reserve the right to withhold the damage deposit in the case of extra un-paid guests attending.
We have the right to recover from you the cost resulting from any damage to property or with compensation we may pay to other guests as a result of the actions of you or members of your party.
We ask that all guests are mindful of noise levels for other guests and our neighbours. We do not allow music to be played externally and all outdoor noise must cease by 10pm. Hot tubs and gardens must be vacated by 10pm and guests return inside.
We reserve the right to charge guests the cost of additional cleaning, rectifying damage, caused by the accidental, deliberate, negligent or reckless act of the guest to the property or structure or hot tubs. This includes the cost of replacing any items that are removed from the premises.
Do not use white robes or towels to clean spillages, remove makeup, whilst drinking red wine or eating curry. Any stains unable to be removed from white lines will be charged to replace.

Hot Tub Rules

Hot tubs can be used from check in until 10pm at night. A staff member will attend to the hot tubs at 10pm and they will be locked (for your own safety) until the following morning. They may be used on the day of check out until 10am

Please shower before and after use.
Fake tan must be removed before entering.
DO NOT touch temperature controls
Enter and exit slowly with care.
No children under age of 16 permitted.
No jumping or diving.
Do not bring food, drinks or glass in or near hot tub.
Do not use soaps or oils in hot tub.
Close hot tub cover when not in use.
Turn off jets when not in use.
Do not exceed maximum number of persons.
Do not submerge your head under water.
Keep long hair out of water.
Limit bathing time to 15 minutes, cool 0ff , then re-enter.
All users of hot tub do so at their own risk.
No music to be played externally.
Please vacate the hot tub by 10pm.

Please consult your doctor before using the hot tub if you are pregnant, have heart disease, diabetes, high or low blood pressure, you are receiving treatment or have a long-term illness.

Failure to abide by hot tub rules may result in loss of damage deposit.
